The Scope of a Property Inspection
A General Property Inspection could be a Full Inspection or a Partial Inspection, an inspection of one or more specific components.
In addition to a General Property Inspection, there are other elements to consider inspecting, contracted services could include:
• Wood Destroying Insects • Well System • Septic System • Radon • Lead • Mold
• Water Tests ~ Bacteria, Lead, Nitrate-Nitrite
Typically, the purpose of an inspection is a thorough review of a property and all of its systems by a trained professional who serves as an objective third party, not related to nor involved in the property in any fashion, whose job is to review and report on its current condition and to identify any potentially significant issues to the client. Inspectors and their styles do vary.
Our Full General Inspection will include a visual inspection and review of:
Exterior - Siding material and type, Gutters, Downspouts, Trim, Eaves, Overhead Doors, Exterior Doors and Windows, Latches and Locks, Roof, Vents
Grounds - Slope of the land, Drainage, Erosion, Overhead/Above Ground Lines, Cables or Equipment, Driveways and Walks
Interior - Walls, Ceilings, Floors, Interior Doors and Windows, Latches and Locks, Lights, Fireplaces, Stairs, Stairways and Railings, Smoke Detectors
Foundation - Exterior and Interior - Crawlspace, Basement or Slab, Floor Joists, Sump Pumps, Ductwork and Lines
Attic - Roof decking, Insulation, Ventilation, Roof Vents, Trusses, Roof Joists
Electrical - Service and Main Panel, Drop Wires, Wiring, Outlets and Switches, GFCIs, Light fixtures
Plumbing - Water Supply and Waste Disposal, Main lines and Supply lines, Valves, Water Pressure, Leaks, Drips and Corrosion, Faucets, Discharge and Functional Drainage
Mechanicals - HVAC - Heating Furnace and Air Conditioning systems, Exhaust, Fuel, Shut offs, Air Distribution, Filters and Water Heater
Kitchen - Sink, Faucets and Sprayers, Drains, Garbage disposal, Fan/Hood, Cabinets and Counter tops
Bathrooms - Vanities, Sinks, Faucets, Drains, Toilets, Tubs, Showers, Ventilation

Throughout the inspection, while we observe, check and/or test each item, you are welcomed and encouraged to come along. As I make my notes I will discuss the findings with you and make comments and suggestions for maintenance or repair. At the end of the inspection I will prepare a written report for you, complete with photos of any items addressed.
A Full General Inspection will typically take two to three hours, but can vary due to the size of the house or the number of questions you have for me. The goal of the Inspection is to help you become familiar with the property and learn all you can about its condition.
